Urban Action Community Development LLC (UACD) will predominantly focus on funding mixed-use developments that would otherwise have an insurmountable financing gap without the aid of NMTC enhancement. UACD intends to provide a mix of low-cost, flexible equity and low-interest subordinate debt with equity-like features to the projects, minimizing their required cash outlays and thus enhancing both their overall viability and their ability to provide financial incentives to prospective tenants. NMTC dollars will be used to help leverage a variety of other grants and public subsidies, including CDBG funds, brownfields funds, historic tax credits and tax increment financing.

Urban Action Community Development, LLC (UACD) provides financial products and services for communities where visions of neighborhood transformation are stymied by a lack of access to capital. Features of UACD’s NMTC financing include below-market interest rates coupled with flexible financing features, such as no origination or placement fees, extended interest only periods and longer than standard amortization periods. The developments in UACD’s pipeline are all part of comprehensive neighborhood transformation programs and are designed to provide local retail and other services, while simultaneously creating a mix of affordable and market-rate housing, community facilities and business space.



NMTC (2008) - $50,000,000
