National New Market Fund, Inc. (NNMF) will provide debt and equity capital for catalytic real estate projects (retail, office, light industrial, mixed-use, hotel, and, to a lesser extent, residential) that generate long-term jobs and services in severely distressed communities. The NMTC allocation will be used to provide gap financing on eligible projects, and will enable NNMF to offer loans that are generally 50% below market rates and equity that is generally 75% below market rates. NNMT also intends to apply more flexible underwriting standards, such as longer interest-only repayment periods and loan-to-value ratios as high as 100%, and will seek to incorporate an environmental sustainability component in all its projects.

NMTC (2008) - $50,000,000

National New Markets Fund, LLC (NNMF) will direct investment to communities with the highest concentrations of poverty and unemployment, as well as the lowest levels of community investment in several southern states and the Central Valley of California. NNMF will provide gap financing for LEED-certified development of commercial real estate projects, including mixed-use, office, retail, light industrial, or for-sale residential (with affordable units). It will provide loans that are at least 50 percent below market rates, and equity that is at least 75 percent below market rates. NNMF will also direct 20 percent of its net NMTC proceeds to finance a nonprofit, revolving loan fund for additional investments into low-income communities.
